Ralston Creek – Active Senior Project Update

Challenges and unexpected issues come with any project that includes environmental cleanup, and that is the case at Ralston Creek. The 1960s-era shopping center near the northwest corner of Garrison Street and Ralston Road was blighted and accumulating millions of dollars in deferred maintenance while attracting crime.

AURA has been working with the Colorado Department of Public Health and Environment to address 30-year-old dry-cleaning contamination on a small portion of the property. Unfortunately, the contamination and cleanup has halted the proposed active-senior community planned for this parcel.

AURA has worked with its private partner, Loftus Development, since 2015 on significant improvements to the site, including:

  • Cleaning up more than 5 decades of environmental contamination
  • Demolishing 150,000 square feet of vacant and outdated buildings
  • Moving overhead electric power lines underground
  • Installing the Ralston Road streetscape, with safer detached sidewalks, trees, and landscaping
  • Replacing the water, sewer, and storm-sewer utilities
  • Developing the Shops at Ralston Creek

AURA will continue cleaning up this site and is committed to redeveloping this area into a thriving part of Arvada.  In the meantime, the proposed townhomes on the former Safeway site continue to move forward and are expected to go before the Planning Commission and City Council for consideration this fall.
