Modified Jefferson Center
The Jefferson Center Urban Renewal area was approved in 2003. In 2010, the boundaries of the 2004-acre Jefferson Center project area were “shrunk” down around the only income producing property in the district – the 60-acre Plains End Power Plant. The project area is now referred to as the Modified Jefferson Center Urban Renewal area and is approximately 60 acres.
The 2,032-acre Northwest Arvada Urban Renewal area was then created to cover that area that was just separated from the Plains End Power Plant. The effect was to create two project areas – one with the original creation date of 2003 (with the TIF clock running until 2028) and one with a new creation date of 2010 (with a TIF clock running until 2035). The purpose of splitting the district into two project areas was to obtain more time to issue bonds to finance the next phase of infrastructure.
