This five acre parcel sits near the northwest corner of Garrison Street and Ralston Road and is phase two of the Ralston Creek project. Alliance Residential Company is currently under contract with Loftus Development and plans to develop a 158-unit, active adult (60+) community within one three-story building.

Current plans call for 206 surface parking spaces, including 106 carports and 12 garages, resulting in a parking ratio of 1.3 spaces per unit. Units will be a mix of 1 bedroom/ 1 bathroom and 2 bedroom/ 2 bathroom units averaging 910 square feet. There will be roughly 13,000 square feet of amenities within the facility, including a 1,300 square foot rooftop deck, a full catering kitchen, mini‐market, salon and beauty spa. Exterior amenities will include a pool courtyard with a salt‐water lap pool and spa, as well as two additional courtyards with outdoor grills, exercise space and community games.  The northern border of this site is bound by Ralston Creek and the regional bike and pedestrian trail. The project will also incorporate public space and a new trail connecting to the existing trail system.
