Ralston Commons

Ralston Commons is a mixed-use development at the northwest corner of Ralston Road and Garrison Street. The program includes 5,500 SF of retail, 185 market-rate apartments, and 27 for-sale townhomes (to be constructed in a separate phase). The site design also includes an extension of (58th place) from the existing portion west of the site to Ralston Central Park, an outdoor plaza supporting the retail, streetscape and planting improvements, and improvements to the riparian edge of Ralston Creek

Ralston Commons Apartments by Loftus Development 2022-2024

Approximately 185 apartments will be built in two, three-story buildings over garden-level parking garages. The project will also improve the southern border of the Ralston Creek with additional public amenities and access.

Ralston Commons Retail Park by Loftus Development 2022-2023

This unique retail environment with three small and local businesses will be centered on a play area for all ages.

Environmental cleanup:

Challenges and unexpected issues come with any project that includes environmental cleanup, and that is the case at Ralston Creek. The 1960s-era shopping center was blighted and accumulating millions of dollars in deferred maintenance while attracting crime.

AURA has been working with the Colorado Department of Public Health and Environment to address 30-year-old dry-cleaning contamination on a small portion of the property. Unfortunately, the contamination and cleanup have halted the proposed active-senior community planned for this parcel. The project team is in the process of reimagining a new mixed-use development plan that will incorporate housing and retail.

The former gas station building will also be incorporated into the development plan for the larger site.


AURA has worked with its partner, Loftus Development, since 2015 on significant improvements to the site, including:

  • Cleaning up more than 5 decades of environmental contamination
  • Demolishing 150,000 square feet of vacant and outdated buildings
  • Moving overhead electric power lines underground
  • Installing the Ralston Road streetscape, with safer detached sidewalks, trees, and landscaping
  • Replacing the water, sewer, and storm-sewer utilities
  • Developing the Shops at Ralston Creek

AURA will continue cleaning up this site and is committed to redeveloping this area into a thriving part of Arvada. In the meantime, the site is currently being used as a lay-down yard by Hamon Infrastructure while they work on Phase 2 of the Ralston Road Expansion Project.
