The Caroline is a mixed use development on an 8.75-acre piece of land that was once the location of a vacant Kmart. The Morgan Group developed the project, providing 328 apartments and over 10,000 square feet of commercial space. This project brings new housing choices to Arvada and creates new affordable housing opportunities with 5% of the apartments, approximately 16 units, reserved for those making 80% or below of the Area Median Income (AMI). Both new housing choices and affordable housing meet the goals of the Arvada Housing Assessment and Strategy and the Ralston Fields Urban Renewal Plan.
The Caroline is a five-story building with 110 surface spaces, 420 spaces in a two-story structured parking area, and 30 tucked-under garages. The development also features a 1.1-acre public urban park and green space, making it an excellent location for outdoor activities. Overall, this development provides living spaces with walkable access to retail, recreation, and to public transportation.
